Lakefront VS Water Access Property
Perhaps you would love to live at the lake and enjoy the fabulous views year round, but the waterfront properties in your area are out of reach financially. Maybe being on the water is not as important to you as having a nice home near the water. If all you need is a place to dock your boat close by, a water-access home may be the perfect option for you.
A family from out of town called our office recently asking if water-access referred to waterways being made directly into the community from the lake as it is in some states. Unfortunately that is not the case in our area, however you can still get a wonderful view and a great home that is far less expensive. Water-access properties generally refer to homes or lots which have deeded access to a boat launch ramp or even a deeded dock. There are many subdivisions around the lake that offer these types of homes. These kinds of properties are usually available at a significantly lower price than the neighboring waterfront homes.
A few years back there was a lovely water-access home available on the East Side of the lake with a gorgeous view of the mountains and a tiny sliver of the lake. It was available for $200,000 when the least pricey waterfront in the area was $500K! The water-access home offered all the benefits of the community it was located in; a boat launch, tennis courts, swimming pool, picnic areas, gym and more. Many waterfront homes nearby were three times the price and had half the amenities! If your dream is to live at the lake without the expense of buying lakefront land, you might consider a water-access property as the solution.
